فارمنغتون هيلز – للعام السابع على التوالي، واصلت سوق المنازل في منطقة ديترويت الكبرى تعافيها مسجلة ارتفاعاً كبيراً في متوسط أسعار المنازل بلغ 14 ألف دولار للمنزل الواحد مقارنة بالعام الماضي، بحسب بيانات شركة «ريل كومب» العقارية.
وارتفع متوسط سعر المنزل الواحد في مقاطعات وين وأوكلاند وماكومب وليفينغستون بنسبة 9.5 بالمئة على أساس سنوي، من 148 ألف دولار في آذار (مارس) 2016 إلى 162 ألفاً في آذار الماضي، وقد سجلت أعلى زيادة في مقاطعة أوكلاند (17.2 بالمئة) وأدناها في وين (1.4 بالمئة).
ويفيد خبراء العقارات بأن هذا الارتفاع الصاروخي بالأسعار يعود بالدرجة الأولى إلى انخفاض أعداد الراغبين ببيع منازلهم حيث تراجع المعروض بنسبة 44 بالمئة مقارنة بالعام الماضي، بالتزامن مع انخفاض عدد المنازل المعروضة للبيع من قبل البنوك.
ومع انخفاض العرض وازدياد الطلب، يأتي ارتفاع الأسعار طبيعياً ومتوقعاً لأن يستمر في الأشهر والسنوات القليلة القادمة، لاسيما مع الإقبال الكثيف على الشراء، إذ تظهر بيانات «ريل كومب» أن متوسط مدة انتظار المنازل في السوق في بعض المدن والبلدات لم تتجاوز أسبوعين أو ثلاثة خلال الشهر الماضي لاسيما في مقاطعة أوكلاند.
غير أن انحسار العرض انعكس تراجعاً في المبيعات التي انخفضت بنسبة 0.2 بالمئة الشهر الماضي حيث شهدت المقاطعات الأربع بيع 4583 منزلاً مقارنة بـ4591 منزلاً في آذار 2016، بحسب «ريل كومب»، ومقرها فارمنغتون هيلز.
فيما يلي متوسط أسعار المنازل التي تم بيعها خلال شهر آذار الماضي في المقاطعات الأربع:
– وين: ارتفاع متوسط سعر المنزل الواحد إلى 105 آلاف دولار مقارنة بـ102 ألف دولار في آذار 2016 (1.4 بالمئة)
– أوكلاند: ارتفاع متوسط أسعار المنازل بنسبة 17.2 بالمئة ليصبح 225 ألف دولار مقارنة بـ192 ألفاً في 2016.
– ماكومب: ارتفاع متوسط أسعار بنسبة 9.3 بالمئة ليصبح 150 ألف دولار مقارنة بـ137 ألفاً في 2016.
– ليفينغستون: ارتفاع بنسبة 3.2 بالمئة، من 215 ألف دولار في آذار 2016، إلى 220 ألفاً الشهر الماضي.
